Charming character cottage, would suit a hobbit: One of England's tiniest properties to go under the hammer for just 60,000
It wouldn't be to everyone's tastes (or heights for that matter).
But estate agent Stuart Clarke is confident someone will snap up one of the country's tiniest cottages when it goes under the hammer next month - even though it doesn't have a bathroom.
The cramped property in Wickham Market, near Woodbridge, Suffolk, has a guide price of just 60,000.
Compact: One of the country's tiniest cottages in Wickham Market, near Woodbridge, Suffolk, is set to go under the hammer for 60,000
Bit of a squeeze: The cottage is packed into just 325sq ft and is in need of extensive renovation
As any first time buyer knows, that's a bit of a steal despite the cottage being packed into just 325 sq ft.
Mr Clarke said he has had quite a lot of interest from first time buyers and those looking for a buy to let property.
The cottage's sitting room measures 10'11" by 8'6" (3.3m x 2.5m), while the bedroom is just 9'6" by 8'3" (2.8m x 2.5m).
Cosy: Estate agent Stuart Clarke (pictured) called the cottage a 'charming little home' that is actually deceptively larger looking from the outside
